FCMB, TotalEnergies partner on $40m Eko Atlantic housing project

First City Monument Bank (FCMB) has partnered with TotalEnergies Staff Housing Cooperative Multipurpose Society Ltd (TEHC) to finance the development of Louisville Phase 1, a major residential tower project in the heart of Eko Atlantic City, Lagos.

With a $40 million loan facility provided solely by FCMB, the tower will feature 157 premium residential units, including two- and three-bedroom apartments, four-bedroom maisonettes, and luxurious five-bedroom penthouses. This marks a significant milestone in Nigeria’s real estate landscape as FCMB’s first major international infrastructure collaboration with a housing cooperative.

The residential tower is part of the broader $150 million Louisville Mixed-Use Development — a bold, eco-conscious project that will also include a hotel complex, world-class commercial center, cinemas, event spaces, retail shops, a wellness hub, and a car park for over 1,400 vehicles. Construction of Phase 1 is already underway, with piling completed and development progressing in stages over the next 36 months. ITB Nigeria Limited, known for its track record in delivering iconic infrastructure, is leading the technical team as EPC contractor.

The development is not just remarkable for its scale and ambition, but also for its sustainability credentials. It proudly holds two Excellence in Design for Greater Efficiencies (EDGE) certifications from the International Finance Corporation (IFC), recognising its adherence to green building standards. These accolades were celebrated during the Future Cities – Africa Green Building Summit, co-hosted by the Green Building Council Nigeria (GBCN).

According to the developers, Louisville will pioneer smart living and eco-efficiency in Africa’s urban space. The tower will be equipped with green technologies, smart home systems, and sustainable construction features that reduce environmental impact while offering superior energy efficiency and modern comfort.

Oluwakemi Balogun, Chief Commercial Officer of TEHC, hailed the project as “a bold step in global collaboration for urban renewal. We’re proud to work with FCMB to bring to life the first phase of the elite urban ecosystem in Africa.”
